How it works, what it costs, and how the decisions stay yours.


WHO I WORK WITH

You've already done the hard part. You've saved up, you have a full-time job, maybe a growing family - and now you're ready to take your first step into real estate investing. You don't have time to become a landlord or a market expert. You want someone who's already done this to walk beside you.

Specifically, this works well if:

  • You have anywhere between $60K - $200K available to invest in your first rental property - on top of a healthy emergency fund. (I will never suggest putting your last dollar of savings into a property.)

  • You don't have to live in the market you'd be buying in - this service is designed for remote ownership.

  • You want to learn this, not just outsource it blindly. I'll show you my full thinking, not just my conclusions.

  • You're currently US-based, though I do work with non-US clients on a case-by-case basis (more on that below).


WHY I ONLY WORK IN A FEW HAND-PICKED MARKETS

I don't help clients buy "anywhere." I pick a small number of markets myself, based on my own research and conviction - currently two, and growing slowly and deliberately.

Here's why that matters for you:

When you own a single rental property in another state, you're one small account to your property manager - maybe one of dozens or hundreds they serve. You have very little leverage, and it shows in the service you get.

When you work with me, you become part of a small group of clients who all own property in the same market. That means:

  • I can hand-pick a property manager I trust, negotiate fair terms on behalf of the whole group, and hold them accountable to a service standard - not just for you, but for everyone I work with there.

  • You get access and pricing an individual first-time investor typically can't get alone.

  • If it's ever not working, switching providers is always your call - never mine.

This is the trade-off: I can't help you buy anywhere. I can only help you buy well, in places I know deeply.


WHAT WORKING TOGETHER ACTUALLY LOOKS LIKE

1. Free intro call(s) - before anything is signed

We talk, more than once if needed. I learn about your situation, your goals, your risk comfort. You learn how I think. No pitch, no pressure, no fee yet.

2. Strategy & modeling session

We model the investment together - fully transparent, every input and assumption visible to you. You're free to challenge any of it. I'll show you multiple scenarios, including what it looks like if you work with me for 20 years, or go solo after 3. You sign only once you're genuinely convinced.

→ First third of the setup fee is due at signing.

3. Finding and closing on your property

I introduce you to my vetted local network - agent, lender, inspector, insurance - and support every decision from offer to close. You choose the home; I make sure you're never flying blind.

(Almost every client finds a home they're excited about - but if the market or the moment truly isn't right for you, you only ever pay the first installment.)

4. Preparing the home & finding your first tenant

I help you get the property rent-ready, choose a property manager from my vetted local network, and screen and select your first tenant.

→ Final third due at lease signing.

5. Your first year, fully supported

Through the first year of the lease, I'm with you for the decisions, the ongoing payments, and tracking your income and expenses against the model we built together. Basically everything except tax prep.

6. Year two and beyond - your call

After year one, you decide: continue with a light, ongoing annual arrangement, or take what you've learned and fly solo. Either way, I make sure the handoff is clean. There's no pressure to stay - I'd genuinely rather you feel capable of doing this yourself. Some clients stay with me for years; others graduate after one. Both are a win in my book.


WHAT IT COSTS

Here's exactly what you'd pay, and when.

Setup fee: $12,000 - $18,000 (varies by market), paid in three installments as above. Clients who sign in 2026 pay $8,000 - $12,000.

Annual fee (optional, year two onward): $1,800 - $2,400, or $1,500 - $2,000 for 2026 clients.

Returning clients buying an additional property pay roughly half the full rates.

This covers everything from your first strategy conversation through your first signed lease - and, if you choose to continue, ongoing hands-on support after that. It does not replace your realtor, lender, property manager, or insurance agent - I connect you with trusted people for each of those, and negotiate on your behalf, but those contracts are always between you and them directly.

If a vendor ever offers me a referral fee, it goes back to your closing costs. You always know exactly what's happening with your money.

HOW I THINK ABOUT THIS

Think of me less as a service provider, and more as a friend who happens to have already done this. When you ask me what to do, I'll tell you honestly what I would do in your shoes - but the decision, always, is yours. The house is 100% yours. The equity, the growth, the choices - all yours.

I build every model with full transparency: the assumptions, the numbers, the risks. You can push back on any of it. And once you own the property, we track actual performance against that model together, so you always know where you stand.

Here's the honest truth: I think most people could do this on their own, eventually. People hire me to start sooner, and to avoid the expensive mistakes that come with figuring it out alone. Whether that means working together for one year or for twenty is entirely up to you - whatever makes you feel confident and in control of your own money.


QUESTIONS PEOPLE USUALLY HAVE

How hands-off is this, really, once I have a tenant in place? As much or as little as you want. At minimum, you'll need to handle getting a loan in your name, opening your own dedicated bank account, and your annual tax return - I make all of that as easy as possible. Beyond that, I put in whatever time is needed, the same way I would for my own property. I intentionally take on only 1–2 new clients at a time so I can actually be there when you need me.

What if I sign up and can't find a property I'm happy with? This hasn't happened yet - by the time we sign, we've already had real conversations to make sure both you and the market are ready. But if it did happen, you'd only ever be out the first installment of the setup fee.

I'm not based in the US - can I still do this? Yes, case by case. You'll typically need a US bank account and likely an LLC (using an ITIN). I haven't done this myself yet, so if you're in this position, we'd figure it out together, honestly and transparently - same as everything else.

Do you replace my realtor, lender, or property manager? No. I connect you with trusted people in my network and negotiate on your behalf, but every contract is between you and them. I'm not compensated by them beyond fully disclosed, credited-back referral arrangements.

Which markets do you work in? I currently work in a small number of hand-picked markets I've personally researched and believe in. I add new markets deliberately and slowly, as the same "economy of scale" model that benefits my current clients depends on not spreading too thin.


WHY I’M DOING THIS

I spent 20+ years in tech, and I make less running myLongTerm than I did before. That's on purpose.

The tax and investment strategies that build long-term wealth aren't secret - they're available to anyone who saves diligently and knows how to use them. Most people just never get taught. I want to change that, one family at a time, starting with the people I can serve well today.

Long term, I'd like this kind of guidance to reach people well beyond young tech professionals - so that more families, not just the ones who already had a head start, can build something lasting for the next generation.
